Flat roof repair and replacement by T. J. Copping Roofing Ltd Roofing

Flat roofing is our speciality, particularly the more traditional three layer system.

T. J. Copping Roofing Ltd Roofing Specialists now use high performance torches on felts rather than the old hot pot, pour and roll which was used for many years.

T. J. Copping Roofing Ltd Roofing Specialists also carry out single ply EPDM flat roofing.

T. J. Copping Roofing Ltd Roofing Specialists cover anything from a small bay to a flat garage roof to much larger projects such as schools or large extension roofs.

Flat roof versus pitched roof

For some strange reason when a flat roof is mentioned, a lot of our customers start to ask about the possibility of having their existing flat roof replaced with a pitched roof, why?

Often the roof in question is an unseen flat roof, so why would you want to spend many times the price of replacing a flat roof with a pitched one? Although we are more than happy to oblige, we are not just in this business to make a killing, we would rather give our customers the best possible advice and if this means we don't make as much money on the initial job, we are happy that our customers are too. After all, by offering honest, professional advise, our customers are more likely to return to us and recommend our company to others.

A pitched roof can cost many times more than a flat roof and if it isn't going to be seen, why pay all that extra money for a pitched roof? A flat roof that has been installed correctly will have an average lifespan of 20 to 30 years and when you consider how often it would require changing, you can see why the cost of a pitched roof replacement is unnecessary.

Torch on felt roofing

People still tend to shy away from this option as they confuse it with the old pour and roll systems that had a bad reputation. The flexibility and durability of a modern hot flame applied torch on roofing felts no longer have the drawbacks that applied to the flat roofs of years gone by. T. J. Copping Roofing Ltd apply these flat roofs in a 3 layer system consisting of a vapour control layer, a layer of 2mm reinforced felt and a 4mm layer of other felt which is referred to as a cap sheet. These cap sheets can be a plain black bitumen finish for a solar reflective paint finish, or a mineral fleck finish in a variety of interesting and appealing colours. The most typical colours are green, brown and an attractive purple or blue.

Torch on felt flat roofs are contructed in the following way:

Three layers of felt are melt welded together with a large blowlamp or torch. It would be prudent to point out that we carry the correct insurance to work with hot flame and we would always discourage homeowners to attempt this type of flat roof installation on a DIY basis for obvious reasons.

EPDM rubber flat roofing

The EPDM rubber roofing system has become extremely popular since it was introduced into the United Kingdom a few years back. A rubber roof can often be installed in one complete layer without the need for joins, this of course depends on the size of the flat roof in question. This type of flat roof is also extremely light weight, elastic and very durable. The majority of our rubber roofs are glued onto a wooden base so if you had a felt roof previously fitted, the timber deck may require replacement depending on the system or glue that is used. Other fixing methods are possible, the roof may be mechanically fixed, and ballasted, which means it is weighted down with stones. A professionally installed rubber roof can be a long lasting and attractive flat roofing choice.
